Basic Washing Machine Repair – Washer Not Agitating, Spinning or Draining

Today we’re looking at a that’s been giving us problems by not agitating, spinning or draining properly.  So with a little time, patience and the help of a bit of good ol’ fashioned Las Vegas appliance repair knowledge from http://lasvegasappliancemasters.com, we should be able to fix this washer and get it working again.

To complete this repair for the agitator dogs, you’ll need a ratchet, socket extension and seven sixteenths socket. It’s a Whirlpool top loading washer, client stated; agitator not moving properly, unit stops at the rinse cycle and it won’t drain or spin.

So what we’re going to do is just go ahead and move the timer into just the spin cycle and see what happens.

Obviously it’s on the spin, we’re not getting any function at all as far as the agitator’s not functioning properly, the agitator itself, the upper portion here, from here on down, it should only move in one direction. It’s got gears to prevent it from moving in the opposite direction.

So we go ahead and obviously we’re just spinning everything counter clockwise, we’ll go ahead and spin it clockwise and it spins that way as well. So what happened is the gears that are inside of here just wear out and that prevents from functioning in the proper way.

So to fix this machine today, what we’ll need are agitator dogs and piglet switch.

STOP!

Before beginning any repair, always be sure to disconnect the power to the appliance. It is also recommended to test the outlet for the proper voltage. Remember to also turn off the water.

First thing I’m going to do to get the agitator is I’m going to take the fabric softener dispenser off; you just grab it and pull it out.

We set that to the side, now, underneath here there’s a little colorless seal which prevents the fabric softener from getting down inside the agitator and we’ll just going to grab it, it’s got like little handles here, I call them handles, they get my finger in it and pull it out.

Now we have my ratchet and my extension and my 7/16th socket, let me go straight down inside this agitator and try to loosen this bolt and its spinning so I’m actually going to have to reach in to the water to hold the base.

Once we got that bolt completely loose then we can remove the agitator. Now it can come out in two different ways. Sometimes you get the whole agitator to come out, other times just this upper portion will come up, neither way, it doesn’t make any difference.

So we just going to grab this upper portion, you can see, today we get the whole agitator. We’ll go ahead and just kind of shake any excess water then we’ll actually just going to go ahead and set it on the floor to this upper agitator.

So we have the agitator down here. So what we’re going to do is just kind of jab this end on the sides, we’ll going to grasp the middle piece and pull straight up. Just be careful not to get too close, sometimes it’s kind of hard to get off and might fly u at you.

This one came off easily. I’m turning this upside down and all of our important stuff comes out in our hand. And one thing we need to pay attention to when putting back together is the tab here and another tab here.

Sure we’ve got the two tabs, one at the top and the bottom here. Set that down and I’ll show you and I’ll show you what they correspond with. This here is the bottom, you wouldn’t see this and you’d see it from the top side, when you’re normally taking this out, in and out.

There is the slot and there is a slot. That was what we going to align up with the tab. Okay now we’re physically going to replace the .  So once you’re in here and there’s supposed to be little T-pans on the side here which will completely wore off. We just going to turn this upside down, kind of slide them out, shake them, you want to get them out.

You want to make sure that in here there’s no sometimes they break apart and you’ll have a piece of that that will prevent you from getting a new dog in there. So we don’t have that issue so we’re going to take our new agitator dog and just drop it in, they all going to fit in there one way, so just going to go around and place all four.

We got our old ones then we’re ready to install our agitator. So we have our base of our agitator and add those two tabs on it that I pointed out, we’re just going to set it on top of the transmission shaft. It’s grooved so it only fit on one way and then we’ll push it down all the way.

And now we’re going to insert the agitator dog holder inside that upper agitator. So what I’ll do is I’ll take my socket with my extension on it and just put in this fashion here and it could drop at no big deal and we’re going to set our agitator dogs in their holder on top of this so that way it’s kind of in place, center it the best you can.

Now if I will be turning this upside down this nut will fall out of my socket and the dogs would fall out, that’s no good. So we’re going to take this here and then we’re going to take our upper portion of the agitator, slide it together and we’re going to look through the bottom end and make sure that we get it all positioned and then we peek through the top and make sure that everything looks okay which we have here.

So now we’re ready to go ahead and install this on to that lower agitator. So now when we go to drop this down like I said, we’re going to line up our slots in our agitator dogs up on these tabs then we’re just going to lower it down then get positioned, kind of holding to the upper portion and lifting up gently as to not let those agitator dogs fall out of position and now we’re just kind of try to tighten everything down.

We have that all tighten down, we’re going to take our little sealed piece we removed out earlier, we’ll just going to drop that in place and then I’ll just use my socket extension just to make sure it’s down all the way.

We’ll have to push very hard, we’ll have to take our fabric softener dispenser too, just push it down until it locks into position and give it a test run and make sure that everything functions as it should.

Front Porch Updates – ROI On Your Short Term Rental

When you decided to invest in a property, whether it be for a short term rental like we do with our friends at http://extendedstay-tucson.com or a more traditional rental unit, it’s important to know how to get the most out of your money as far as doing upgrades. You obviously want the property to be as marketable as possible, but at the same time, you can’t sink a ton of money into each project and still expect to have a positive cash flow. One of the projects we found to have a good bang-for-the-buck was remodeling a front porch. It not only helps make a strong first impression to potential tenants, it actually makes for a better living space over all.

Making over a front porch doesn’t have to be a big ordeal. Sometimes all you need are a few quick fixes to make a big impact. This front porch felt like it needed a new life. A door was a bit dark, the bench was bit tired and the light fixture wasn’t quite the scale and, most importantly, the column was rotting at the bottom, so we knew we have to get that fixed.

We began by priming and then painting the front door with a nice shade by Beauti-Tone called Demi, a shade which is a bit softer than Chartreuse. We decided to give the old hardware a new life by painting it out in a matte black [?] coats spray paint. The trim needed a bit of a touch-up, so we used Beauti-Tone’s capture color matching system to get an exact match of the existing paint.

This gadget is actually really cool. It allows you to color-match anything in your home to the closest Beauti-Tone shade and you can borrow it at any local home hardware. When DIY-ing, you need to know when you can tackle a project yourself and when you need to call in a professional. And because this call was a bit of an undertaking, we called in our friend, Trevor.

To fix the column, Trevor began by removing the rotting base and replacing it with pressured treated wood. He then reinstalled the column and to finish it off, he placed an aluminum cap from Home Hardware around the base. Then we switched out the light for a larger fixture with clean lines and a hexagonal shape.

We wanted to add more weight to the house number, so we’ve chose a black backing plate, which contrasted really nicely with the pewter numbers we found. This bench really was tired. Some of the rails that come loose, they needed to be re-glued back together and to protect it from the elements, we decided to give it a fresh coat of paint.

We used a sprayer which was a lot of fun and allowed us to apply a very thin coat which showed off the wood grain. It was easy to use around all of the spindles and gave us that professional look. We took a dull lackluster porch and gave it a fresh new look with a bolt new color which really got the neighbors talking.

Refrigerator Repair With Tucson Appliance Repair – Changing The Damper Set Up

We decided it was time to change the damper set up on our GE fridge in the fresh food section, so we called in a favor from our friends at the best appliance repair Tucson (http://appliancerepairtucsonaz.org) to make sure we did it right.  There exists a new component right here that we’re going to be putting in. So, we will go ahead and open up the refrigerator door, we have removed the top shelf for ease, first thing we are going to do is remove this panel here in the back so we are going to grab this panel here, move that out of the way.

Up from the filtration system, you’ll find a covering and we will press that and take away this too, okay, now we will get rid of this thing that’s over the light, there exists an attachment point on this site at the very top middle in front. I will go on and take that part out, then with this out, you are able to put the lighting include away. With this uncovered, there exists a Phillips screw that you’ll need to get rid of right here, so we’ll go ahead and take that out.

With that free, we are able to eliminate our guard for the light. Up listed here is a attach towards the bottom right here, we will need to take it. With that out, our dispenser damper set up is free therefore we can draw it lower and taken care of. There exists a wires utilize, we will disconnect it and today we now have our damper set up inside and out there you will see what triggered the issue.

The small dark doorway which was meant to be repaired is damaged and it is just laying sideways or uneven. Within our substitute component, you will see the doorway is repaired and it is shut. In order to make this work, when we install this, this isn’t going to stick it out far enough to hit that sidewall up there so air could get out around it so I give you this accessory piece that has some tape on it so we are going to start with that, just remove the inside portion that is of no use, peel the tape, ok.

Essentially, I am just likely to place it correct to the component that is currently there and it is really smooth and what which will do is produce a great seal off facing the wall structure so no atmosphere escapes round the part. So, we are going to go ahead and put this into position, going to connect our wiring first and then hold it in position and I will start with the bottom two screws here just to get it where it needs to be.

Okay, we now have the brand new a single that is located in location what exactly we will do is begin the bracket that supports the lighting fixture in position. I will place this about my protect, therefore we obtain that with each other, now we are able to begin placing our anchoring screws in position in right here, I will try to begin with the front side. So, we got the front two in, now we can get the back two which should be easier.

Okay, that is in, I will place the lighting include, place the attach in this keeps it in position, include for my filtration system as well as the base include right here that conceals our wires and after that lastly we are going to be placing our rack way back in.

Tucson Rental Property Maintenance – Unclogging a Bathroom Sink

Today I’m going to help you fix a very common issue we hear about with regards to maintaining rental properties in Tucson (done with the folks at extendedstay-tucson.com), and that is a slow draining bathroom sink. We’re going to get that thing draining again and get it unclogged. Unfortunately, this is a super common problem in many homes, but it’s not that hard to fix. So let’s get started. In order to do this fix the right way, you just need to understand a few things about the plumbing underneath your sink. So this is the drain coming from your sink.

This is the P trap. You could also argue that it should be called a U trap. So anyhow, this is the P trap, it comes down and then up and then in your wall. The reason why this is shaped the way that it is, is you need to have some water standing right here so that sewer gas doesn’t come back in from your plumbing lines and into your bathroom. So the water prevents the sewer gas from coming back into the house. And that’s why there’s water in this P trap right here.

So you need a Tupperware container like this and it’s probably a good idea to put a towel underneath where you’re going to be working. So anyhow, put the Tupperware container so that it’s directly underneath the P trap and you want to loosen the slip knots like this. Now if you can’t do it by hand, you can use channel locks like this.

And simply adjust them so that you can both fit the nut and then just unscrew the nut like so. So unscrew the top one and then unscrew the bottom one. And water will come out. That’s why you need the Tupperware container or a bucket. And let that drain off and when it slows down, you can take the whole P trap out. Now I guarantee you that this is full of some mucking guck. Watch this. So there’s definitely an obstruction in there.

What you can do is tap it up against that container or you can fish it out. Now chances are you are also going to have an obstruction that goes up to the stopper. Because there’s a rod in the back of this drain line that controls the stopper, as you can see here, there’s this rod and it sticks in the pipe here. And a lot of times, hair and mucking gunk get caught on this rod that sticks in your pipe.

The other place, and you can even see it here, there’s a piece of, I don’t know, ” gookily glook” sticking up in the goose neck portion of the pipe. You can remove this pipe and look in there too. There’s also a slip not in the back here you can take off and you can pull the goose neck portion of the pipe out. Again, look how much crud is in there. In order to clean out this drain, you’re going to have to remove this pivot arm right here.

Now it’s held in place by this nut that I’m loosening, all right? So loosen it with a pair of channel locks or a crescent wrench. Take the nut off, pull the arm out, inspect the arm, there goopity goop all over it and that’s an indicator that there’s a lot of mucking gunk in here. And I can already feel it with my finger. With the pivot arm pulled out, you can pull up on the pop up stopper. Check this out.

Look at all this goop on here. Yuck! Yucky stuff! So you know there’s a clog right down in that drain. All right. So I bought this Zip-it tool at  the local hardware store, it costs about $3.00 And this is what I’m going to use to stick down into the drain. With the Tupperware container directly underneath this drain, what I am going to do is stick the Zip-it tool down in there, okay? So stick it down in there like so. Just get all of this gunk out of there.

Just work it around and try to clear out that drain the best that you can. Now, if you have one, you can also use a drain auger like this one, all right? And it’s very simple to use. It has a sharp spring on the end of it, like this. So what you do is you unlock that, feed it down into your drain pipe, all right? Just clean out that drain the best that you can.

Now if you want to, you can also stick a paper towel down through this drain, because it’s just going to come out in the other end and into your Tupperware container. And you can use the snake to push that paper towel down through the drain to clean off the sides of the pipe. All right, check this out. Look at all the gunk that was in there. And that’s that paper towel that I shoved through. This is the stopper. It still has gunk in it.

You want to clean that off with a paper towel again. But check this out. This is not for the faint of heart. This is the paper towel that I shoved down through the pipe. Look how clogged it is. That worked out very well. With the Tupperware container in place and underneath the pipe that’s in your wall right here, what you want to do – you might as well do this because you have all the pipes out – is stick your Zip-it into this wall pipe like so and see if you catch any kind of obstruction and pull it out.

I like using the snake or an auger a little bit better, like these that you can find at Home Depot. As pretty much anyone with a home (much less a rental home that you’re managing yourself!), places like the Home Depot and Lowe’s are your home away from home!

I am going to push the auger in as far as it’ll go until you meet up with the obstruction of you even have one, okay? Once it stops, that’s when you want to spin it around. Once you find an obstruction, lock your auger in place and then spin it around either by hand or, if you have an attachment on it, you can put your drill on there and spin it around with a drill.

Then pull the auger out of the wall with your hand. Another big tip that I have is to fold up a paper towel like this and stick it down through the pipes that you removed. So this is the goose neck, all right? It’s called a goose neck because it has this shape. So stick this towel on through here like that. And you can kind of floss out the inside and get rid of any residual yuckiness.

Then finally, you have your pop up stopper and this is what looks really bad so take a paper towel and clean that  off. And this is also a good opportunity to clean off that pivot arm that is sticking in the back of drain. All right. Now is time to put everything back together. So stick your goose neck back into the wall. Make sure that this washer is flush with the pipe going into the wall, then tighten that nut up just a little bit, because you might have to adjust this goose neck in or out of the wall.

Take your P trap, position it like so and stick it up onto the drain. What I like to do is make sure that the goose neck arm is sitting down in the P trap. I am going to hand tighten this nut. Again, make sure that this washer right here is sitting flush with the top portion of the goose neck, excuse me, the P trap. Again, hand tighten like so. With the P trap in place, you can tighten this back nut, you can give one quarter turn on each of these plastic nuts with your channel locks just to make sure that they are tight enough.

All right, with the pop up stopper in place, you can put this arm in through the hole that’s in the pop up stopper and then ratchet down on this nut here with your hand and then tighten it one half to one quarter turn with this set of channel locks. Nice and tight. With the water on, check for leaks at this slip nut, this slip nut, and the slip nut back here in the wall. Also, check for leaks where you inserted the pop up stopper arm into the drain here, on the back of the drain.

Let the water run for a good minute or two and then check around to see if there are any drips. All right. Check this out. The water is draining like a champ. All right, my friends! That’s it. That’s how you fix a slow draining bathroom sink and get it unclogged. So I hope this helped you out.

Dryer Repair – DIY Style

dryer repair DIYIn this particular article in my series on appliance repair, I will be discussing how to diagnose and repair problems with your Whirlpool built gas dryer. Please don’t get hung up on the fact that I’ll be discussing the Whirlpool brand appliance – what we’ll be looking at today applies pretty much across all major manufacturers.  It’s just that my good friends at Best Appliance Repair (http://appliancerepair-scottsdale.com), helped me out with this article and they recommended that we use Whirlpool dryer repair as our ‘test case’.

The lint trap positioned at the right rear of the dryer top can easily determine this Whirlpool dryer design. While some cabinet variations through the years require examination to be able to access internal components, the basic design and inner workings of this Whirlpool built dryer remains the same.

I learned at a young age that the best way to understand something is to take it apart, so that’s what we’re going to do in this article. In other articles I’ll look more closely at troubleshooting temperature problems and strange noises, but for now we’re just going to tear it down and briefly explain the components that we encounter.

Before we begin let me just say that sheet metal is very sharp. I highly recommend the use of gloves when working on appliances. I’ve received stitches more than once due to careless mistakes. Also, make sure that the dryer is unplugged. So let’s start at the top.

First remove the two Phillips head screws located just below the lint catcher. Be careful not to let these screws fall down into the lint trap. If you already did, don’t worry, we’ll get to that.

Next, we bear hug the top of the dryer and pull forward slightly to release the top from the two clips attached to the dryer front. You can also use a flat head screwdriver or a putty knife by pushing the tabs inward to release them.

Next, we are going to remove the dryer front. Pull the two 5/16” screws that pass through the bent side panels into the two small threaded clips placed over the holes of the front door panel. Now the front panel should lift off of the bottom retaining clips.

I like to leave this door switch connected with the door closed for less confusing troubleshooting. On some models this is not possible. Just be careful not to cut or apply too much tension to this door switch connection. The door switch actuator arm can physically break off. When this happens, it is unable to sense if the door is closed and assumes that it is open, not allowing any electricity to flow beyond the timer.

You may hear the timer advance, but the motor and burner cannot operate. To replace it, disconnect its wiring connection, remove the two Phillips head screws that mount it in place, and replace it with a new switch. Now let’s pull the drum.

On the bottom right side under the drum you will find a belt pinch and pulley. To remove this we will press the pulley in an arching motion up and towards the right side of the dryer. This will allow slack in the belt so that it can be pulled slightly forward and off of the motor pulley. Now we can remove the drum.

I like to use the belt as a handle for this as long as it’s intact. This technique keeps the belt from getting hooked on things down below as you remove the drum and makes things a little easier. Before we start ripping out the guts of this thing, let’s pull the back panel off.

The rear panel of the dryer is held on by a handful of ¼” screws. The back of the dryer is home to the thermal fuse, which is a temperature sensitive fuse that is designed to burn out and break electrical contact if the dryer becomes too hot. Also, the cycling thermostat, which is responsible for regulating proper dryer temperature. And also the high limit thermostat, which is a safety switch similar to the thermal fuse designed to open if it senses that the dryer is becoming too hot. All of these components are held in place by a few ¼” screws and are described in greater detail in the “Troubleshooting Heating Problems” article.

Next we’re going to remove the blower housing located at the left of the dryer if you’re looking at it from behind. This is also attached with a few ¼” screws.

You should also notice that the two Phillips head screws we removed earlier attach the top of the housing to the dryer top. So if you did drop those screws, the bottom of this section would be the best place to start looking. This blower actually sucks strangely enough. It pulls air into itself from the drum through this housing and out through the dryer’s duct. As it pulls air from the drum, a low pressure area is created.

This effect creates the wind that will draw the heat generated by the burner into the drum to dry your clothing. Air flow is crucially important if the dryer is to heat properly. For more information on air flow and troubleshooting heating related problems check out the “Troubleshooting Heating Related Problems” article in this series

Figuring The Cost of Your Kitchen Remodel

kitchen remodeling costsI wanted to talk to you about today about a question that I see quite often out in the marketplace in that begins with this – how much does a kitchen remodel cost?

Now that’s a very general question that asks for a very specific answer, and I don’t think it’s so much that you want to know how much does “a” kitchen remodel cost but you want to know how much does “your” kitchen remodel cost, right?

What I’m seeing out in the marketplace is that there are a lot of very general formulas that are taking a very wide variety of scenarios, things like square foot pricing (a wide range of square foot pricing), or that well known “average” kitchen renovation and how much that cost. That really doesn’t empower you. That doesn’t give you the information you need to make sound, well educated decisions. So rather than giving you just another generality, just another average formula that takes in that wide variety of scenarios, I’d rather that  I try to give you something very specific. I’m going to encourage you to click through to check out kitchenrenovationblueprint.com.  There you are going to find compiled a lot of very specific information and exercises that is surely going to help you bring clarity to your vision – that vision being your dream kitchen.

From the counter tops and cabinets to the refrigerator and other appliances, and everything in between.  You don’t want someone else’s ‘generic’ kitchen plan, do you? Well, that’s what they’re giving you the pricing on – some generic numbers for some generic pieces of kitchen stuff… you want yours to be unique to you. And as such, so will the price point be unique to your kitchen rennovation plan.

And what we want to do through those exercises is not only bring clarity but take that vision and get it on paper. When we can get that on paper we can take the specific items that are listed there – the things that you want to incorporate within your dream kitchen and attach a cost to it. By doing that, we did a very accurate budget and we can get a very accurate budget.  And when we get a very accurate budget, you know that not only exactly what it is that your going to be paying, you know how much you’re going to be paying for it, so that you can make sure that the project is properly funded.  That way you’ll avoid that all too well known possibility of that unpleasant surprise that’s going to pop up in the middle of a project that you didn’t take into account. And no one appreciates that kind of unexpected surprise.

So again, I’m really encourage you to go check out the site mentioned before, because it’s not so much that you want to know how much does “a” kitchen remodel cost, you want to know how much does “YOUR” kitchen remodel cost.  And the information you can gather at that at that website is going to help you and guide you, and will allow you to make sound, educated, well informed decisions.
